The Heating and Air Condition systems (HVAC) can require periodic service and maintenance. The service companies are usually busy when temperatures rise, so consider having a service call before may really need it. The filters were installed in a few different locations, so if you need help locating it please ask, or the service man can locate.
Main water shut off is located in the garage, usually on the wall approximately 8 feet from the garage door, and about 2 inches from the floor. There is a handle that when rotated 90 degrees will shut off water to the house. There is high pressure, so when turning off, and especially on, do slowly. If it was necessary to turn off, when turning on slowly, it is advisable to also open a few sink faucets to allow pressure to equalize through the pipes, then turn off faucets slowly. Reasons for turning this Main valve off would be for example a busted clothes washer busted hose. Check the hoses also, when helping a client I found one that has a bubble in it, which could have ruptured in the future.

Have any homeowners had service or repair issues with the original GE/Monogram refrigerator appliance installed in the kitchen by the developer?I am having chronic issues with the freezer being too cold and the refrigerator being not cold enough.
refrigerators usually require periodic maintenance of cleaning off the cooling fins/coils. do this with caution as the fins by design to maximize cooling/heat exchange can be fragile and can get bent.
I have used a vacuume and a gentle brush to remove lint/dust buildup.
Check with manual or manufacturer for location and process, or have a qualified service technician perform the cleaning process. If the unit was performining erratically, it can take several hours for the monitoring circuits to reset.

When purchasing, or repairing, clothes washer, please consider upgrading to a high effecincy unit. They typically are much more water efficient, and energy also.
Check water supply hoses also. Sometimes the old hoses get weak, and can develop bulges and can burst causing damage. There are electronic sensors which can be installed to help minimize this issue.
As you know we had a power outage last night that latest about 2.5 hours. The common area timers are being reset tomorrow. The gate lights already were. If you get a chance and would like to set your own as well as your neighbors that would be most appreciated.

I am concerned that several very young children have discovered the slope on the south side of our community. They are flying down the slope in our parking area, creating serious potential injury as we back out of our garages. To compound the problem these children were not adequately supervised by an adult. I know we have all been reminded to drive within marked speed limits, but this presents an entire new dynamic to the concern that children could be seriously hurt. Lastly, if there isn't already something in the CCR's covering the fact that the parking area is not to be used as a play area the BOD should please consider it.
When we had a hiccup in the power yesterday, our gate malfunctioned. We tried resetting it which did not work. Only one side is opening and many remotes are not working either. The keypad is working so you can access the community. Gatekeeper will be out in the morning to evaluate and repair. Thank you for your patience.
